Vintage Monterey Colonial to Romantic Mediterranean

I originally met these buyers through a listing I had in 2011 in Carmel-by-the-Sea’s Golden Rectangle neighborhood. The primary focus of their search was to be able to either see or hear the ocean from the property. They also wanted a home large enough for their children when the family gathered in Carmel for holidays and vacations. As typical vacation home buyers, they focused their search on planned trips to the area. We wrote a few offers and nothing quite came together. But as I tell all my clients, if it is meant to be, it will happen. And after six years of searching, I found a home in Carmel Point that was not actively on the market but through connections within Carmel Realty, I knew was available. And this one was worth the wait!

   

Built in 1944, the lot was oversized by Carmel standards at 5,700sf and the home was 2,200sf. While the buyers knew this was going to be a major project, they were excited for the potential as the property checked a lot of boxes - but not without some risk. The remodel would showcase a functional living space that stayed within the existing structural footprint and the interior floor plan just needed some creative help to make it more efficient. There was also a large unfinished basement and they were not sure they could develop that into useable living space. The buyers closed escrow knowing they had two different floor plan scenarios. One would be a stretch to get county approval, but they were also happy with the other, smaller option as well. With the guidance of Carmel architect and builder Claudio Ortiz, these structural challenges were seen as opportunities and ultimately, they were able to get their full vision approved, adding tremendous value! Now, they have a spacious 4 bedroom home plus an office, a two car garage and a roof top deck with ocean views. This combination is almost unheard of in Carmel-by-the-Sea!

 

For the interior finishes and furnishings, they hired Michelle Chu Interior Design. Upon her first meeting with the client, they identified key architectural design features to salvage. It was a priority to keep the original fireplace in the living room, as the symbolic heart of the home — honoring its historic past. Michelle estimates that at least 30% of the fixtures, finishes and furnishes could be sourced as sustainable.

A wall was taken down between the original kitchen and the living and dining areas. A butler's pantry was created to house the kitchen sink and refrigerator, helping to keep the kitchen clean even while entertaining.
